NOTICES A Blight Notice, if accepted, effectively becomes a compulsory purchase (in as much as full compensation rights ensue) but in advance of the requirements of the road builder. That 'full' compensation package does vary depending on your status but by and large for a home owner it would include the market value of the property, together with a 10% (min £1500 max £15000) uplift called a Home Loss Payment to represent the trauma of being removed. You would also be entitled to a Disturbance Claim which would repay your reasonably incurred expenses so that you didn't have to bear any of those costs yourself - typically although not an exhaustive list, surveyors fees for the new home, solicitors fees, removals wagons, disconnections and reconnections, Royal Mail redirection of post, etc… URBAN
RENEWAL AREAS If confirmed, the Clearance Area purchase does then entitle you to certain compensation rights, which include more than simply the value of the property - subject to status, you would be entitled to a Home Loss Payment for the trauma of being compulsorily removed and a Disturbance Compensation claim which recompenses you for reasonable expenses, legal fees, surveyors fess, removal costs, disconnections/reconnections etc... You may also be entitled to a Relocation Grant which is a relatively new scheme, designed to bridge the gap, financially, between the Clearance Area values and those elsewhere. COMPENSATION
WHERE NO LAND IS TAKEN We act throughout mainland Britain in this way, preparing, submitting and negotiating claims for homeowners. This sheet sets out all the details from you we would need to be able to submit your claim.
